How will you tell me about the newest homes available?

The Multiple Listing Service (MLS) website provides up-to-date information for every home on the market. We constantly check the ‘New on Market’ list so we can be on top of the lookout for our clients. We will get you this information right away, the way that is most convenient for you; by phone and/or email. Off market properties are also sometimes the solution and with our extensive network of investors & agents, we hear about what becomes available before your average agent.

 Will you inform me of homes from all real estate companies or only Keller Williams Realty? 

We will keep you informed of all homes! We want to help you find your dream home, which means we need to stay on top of every home that's available on the market.

How much home can I afford? 

Figuring out your budget for a new home can become confusing & overwhelming. Sorelle has trusted relationships with mortgage consultants who can figure out the numbers for you and tell you exacly the price range you can play in depending on different scenarios realted to you unique financial standing. This is a quick and easy process that can be done with just a couple answers from you to a few of thier questions. This is also very important as it will help us narrow your search to bring you the pool of homes to choose from in your exact price point.  

What happens if we love a neighborhood but no houses are coming up for sale there?

We will go door knocking for you! They don't say "Location, location, location" for nothing... if you find the neighborhood of your dreams we will go door to door to see if anyone has been thinking of moving. You'd be surprised how quickly people will make a decision if they have been toying with the idea of selling once you bring a buyer straight to their door! 

Am I allowed to go preview properties without my agent?

Most homes have lockboxes which rquire agent access, we are happy to set up showing appointments while working with your schedual so you can preview the homess your interestd in.  We will also provide you with a stack of our business cards to leave with other agents if you happen to drive past a Sunday open house and choose to take a look. If you see something you like while your not accompanied a Sorelle team member, just let us know you left a card at a specified property and we will follow up with the agent to get all the homes details and info for you.

Can you help me find new construction homes?

Yes, we can work with most builders and get you the information you need to make a decision. On your first visit with the builder, we will accompany you. By using our services with a new construction home purchase, you will receive the services we offer, as well as those provided by the builder, at no additional cost.

 How does for sale by owner (FSBO) work?

Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving the commission. If you see a FSBO and want the advantages of our services, let us contact the owner for you and make an appointment. Most times the homeowner will work with an agent, even though their home is not listed, since the agent is introducing a potential buyer to their property.

Can we go back through our property again once an offer is made, but before possession?

Usually, we can notify the seller and schedule a convenient time to visit the property again. Immediately before the closing, we will schedule a final walk through so you can inspect your new home.

Once my offer is accepted, what should we do?

 Celebrate and focus on moving into your new home! You will want to schedule your move, pack items and figure out what businesses you need to notify of your address change. We will provide you with a moving checklist to help you remember all the details. We will also give you a good faith estimate and HUD statement, which will indicate the amount you will need to bring to closing.

Can I back out if I change my mind?

It's all about the contract and this is why you need a knowledgeable agent to represent you! The Sorelle Sisters will make sure your offer is written with the contingencies you would like to have in place in case the home inspection, appraisal, financing etc does not meet your requirements and you wish to walk away from a deal. This is very important if you want to back out for any reason without forfeiting the money you put down to secure your offer.
